$20 Million Solo Producer Dylan Collie Joins CCL Real Estate
CCL Real Estate announced that Dylan Collie, a Philadelphia-area agent who built more than $20 million in career sales volume as a solo producer, has joined the firm. Collie will continue working with buyers, sellers, and investors across Philadelphia and the surrounding suburbs, now backed by CCL's full transaction and operations team.
For Collie, the move represents a shift from managing every stage of a deal himself to handing off the back half of the process. His production, built entirely on his own lead generation and follow-up, had reached a point where systems and overhead were limiting how much further he could scale solo.
Collie's path into real estate started outside the industry entirely. Before real estate, he earned a theater degree and spent years working in performance, an experience he said continues to shape how he approaches a transaction. "Life is a stage, and so is a successful sale," Collie said. "A well orchestrated production." He moved into sales during the pandemic, selling cars, and got his real estate license shortly after.
Once licensed, Collie built his business around in-person lead generation, consistent personal marketing, and referrals from his sphere rather than any single lead source. "My business has grown because I've stayed consistent doing the things I'm passionate about, while maintaining a value-based approach," he said. "Open houses, value-based follow-up, multiple streams of consistent personal marketing that are connected through everything you do." That approach carried him past $20 million in career volume as a solo agent at Keller Williams.
Collie said the decision to join CCL was about scaling production, not changing direction. "I saw the team as a way to catapult my career into the next level of production," he said. "I already had people I trusted, with a book of business, but CCL showed me a way to do more, to integrate more systems that help me scale what I was already doing." He also cited CCL's culture as a factor in the decision, describing it as "a unique vibe as a team that's tough to capture in a major market like Philadelphia."
The most immediate change for Collie's clients comes after a deal goes under contract. As a solo agent, that stage rested entirely on him. At CCL, a dedicated team now carries the deal from contract to closing. "CCL lets me focus on the deals themselves, and why I love this business," Collie said. "Once a deal is under contract, having people for each step of the process allows the deal to move forward while I'm focusing on helping other potential clients." Collie said his standard for client service has not changed: a personal touch on every deal, and being present when clients need reassurance that "it's going to be okay."
Collie works across Philadelphia's neighborhoods, including Fishtown and Fairmount, as well as the suburban markets closer to his native Bucks County, with clients ranging from first-time buyers to repeat investors.
"I rely on people," Collie said of the shift to a team model. "That's taken my business to another level. Without people who are good in each facet of the business, you can't scale, and you can't actively achieve the level of business you want."
